How do I reserve an apartment with Chkaibane & Co Properties?
Chkaibane & Co Properties takes reservations directly through its own sales team, with no agency in between. You contact the team on WhatsApp or through the enquiry form on chkaibanecoproperties.com, and they walk you through current availability, floor plans, the payment plan for that unit and the reservation agreement. A unit is marked "Reserved" on the website once the reservation deposit has been received. Buyers are advised to appoint an independent Cyprus lawyer before signing anything, including the reservation agreement. The office is at 7 Kalograion, Office 1, 6016 Larnaca, open Monday to Saturday 09:00-18:00.
What payment plan does Chkaibane & Co Properties offer on an off-plan apartment?
Chkaibane & Co Properties offers staged payment plans linked to construction milestones on its current projects, typically with a down payment on signature of the contract of sale and the balance spread across construction stages until delivery. The exact schedule varies by project and by unit, so the plan for the specific apartment you are considering is issued by the sales team on request. Because payments are milestone-linked rather than paid up front, an off-plan buyer is not funding the whole build in advance.
Can I buy an apartment in Larnaca from abroad without flying to Cyprus?

Do the apartments come with parking and a storage room?
Yes - every residence built by Chkaibane & Co Properties includes a dedicated parking space and its own private storage room, on every project in the portfolio. This is standard rather than an optional extra, and it applies to one-bedroom and two-bedroom units alike. Parking and storage are covered in the contract of sale and appear on the registered plans for the building, so they are attached to your unit rather than allocated informally after handover. Confirm the exact space number for your unit with the sales team before signing.
Are the apartments sold furnished or unfurnished?
Chkaibane & Co Properties delivers apartments fully finished, which is not the same as furnished. The published specification covers flooring, a fitted kitchen, bathrooms, painting and mechanical and electrical installations. It does not state that loose furniture, white goods or soft furnishings are included, so you should treat furniture as a separate cost unless the sales team confirms otherwise in writing for your unit. Ask the team directly what appliances the fitted kitchen includes and whether any furniture package is offered, and get the answer written into the contract specification.
How long does it take from reservation to getting the keys?
The timeline depends on the construction stage of the specific project when you reserve, so Chkaibane & Co Properties quotes a delivery date per project rather than a single company-wide figure. Buying a unit in a building that is already well advanced means a shorter wait than reserving in a project at foundation stage. The contractual delivery date, and what happens if it slips, are set out in the contract of sale - ask for both in writing and have your lawyer review the delay provisions before you sign.
What size are the apartments and how many bedrooms do they have?
Chkaibane & Co Properties builds mainly one-bedroom and two-bedroom apartments in Larnaca, with internal areas of roughly 56 to 85 square metres. One-bedroom units run about 56-58 square metres internally, and two-bedroom units about 78-85 square metres, each with a covered veranda - typically 15 to 22 square metres. Top-floor apartments in several projects add private roof gardens ranging from around 47 to 85 square metres. Because internal areas sit well under 130 square metres, these units fall inside the buildable-area cap for Cyprus's reduced 5% VAT rate where a buyer qualifies.
Is the price quoted by the developer inclusive of VAT?
Whether a quoted price includes VAT depends on how Chkaibane & Co Properties presents it, and you should ask the sales team to confirm in writing before you sign. This matters, because VAT on a new Cyprus residence is either 19% or a reduced 5% rate depending on your eligibility, which is a large difference on the same apartment. It also matters for residency planning, since the Cyprus permanent residence investment threshold is measured as EUR 300,000 excluding VAT. Always get the price broken out as net price plus VAT.
How much VAT do I pay on a new-build apartment in Cyprus?
The standard VAT rate on a new residence in Cyprus is 19%, but a reduced 5% rate applies to a qualifying first and main home. Under Law 42(I)/2023 the 5% rate covers the first 130 square metres of buildable area and the first EUR 350,000 of value, and only where total buildable area does not exceed 190 square metres and the total transaction value does not exceed EUR 475,000. The buyer must be an individual using the property as their main and permanent residence in Cyprus for at least ten years, and must not have claimed the 5% rate on another home in the previous ten years. There is no citizenship requirement. Holiday-home and investment buyers pay 19%.
Do I pay Land Registry transfer fees when I buy a new-build in Cyprus?
In most new-build purchases the buyer pays no transfer fees at all, because Cyprus grants a full exemption from transfer fees where VAT was charged on the transaction. Where VAT does not apply, transfer fees are charged on the assessed market value in bands - 3% up to EUR 85,000, 5% from EUR 85,001 to EUR 170,000 and 8% above EUR 170,000 - and are then reduced by 50%. The bands apply per buyer, so buying in two names splits the value across two sets of bands. Your lawyer should confirm which treatment applies to your contract.
Is there still stamp duty on a property purchase contract in Cyprus?
No - stamp duty in Cyprus was abolished with effect from 1 January 2026 under Law 239(I)/2025, which repealed the Stamp Duty Laws of 1963 to 2025. Contracts, agreements and other instruments executed on or after that date, including a contract of sale for Cyprus property, no longer attract stamp duty, and the old 30-day stamping deadline no longer applies. Documents signed by at least one party on or before 31 December 2025 remain subject to the previous rules. Guidance published before 2026 that quotes 0.15% and 0.20% stamp duty rates is out of date.
What is a title deed in Cyprus and when will I actually get mine?
A Cyprus title deed is the certificate of registration issued by the Department of Lands and Surveys naming the legal owner of a specific unit. For a new apartment, a separate deed can only issue after the developer obtains the certificate of final approval and the block is horizontally divided into units, so buyers commonly receive deeds one to three years after completion, and longer where the build deviates from its permits. Cyprus has a long history of deed delays: the 2015 trapped-buyers mechanism was ruled unconstitutional in 2024 and replaced by Law 110(I)/2025. Ask for your building's permit status and have your lawyer verify it independently.
What protects me if the developer goes bust before my apartment is finished?
The main statutory protection is depositing the contract of sale at the Department of Lands and Surveys under the Sale of Immovable Property (Specific Performance) Law 81(I)/2011, within six months of signing. Deposit creates a charge ranking by deposit date, blocks any later contract over the same unit, and gives an enforceable right to a court order registering the property in your name - which is what protects you against the developer's creditors and insolvency. Late deposit raises eventual transfer fees by 10%. Law 132(I)/2023 also requires a Land Registry search certificate, no more than five days old, disclosing burdens. Have your lawyer lodge the contract immediately.
Can a non-EU citizen buy property in Cyprus?
Yes - non-EU (third country) nationals can buy in the Republic of Cyprus, but they need permission to register the property in their name under the Acquisition of Immovable Property (Aliens) Law, Cap. 109. The application is made on form Comm. 145 to the District Administration for the district where the property lies, the power formerly exercised by the Council of Ministers now sitting with District Officers. A permit typically covers up to two units. Crucially, the permit gates transfer of title, not the contract - you can validly sign and deposit the contract of sale while it is pending. EU citizens need no permit; UK nationals do, post-Brexit.
Will buying an apartment in Larnaca get me Cyprus permanent residency?
Possibly - Cyprus's fast-track permanent residence route under Regulation 6(2) requires at least EUR 300,000 excluding VAT invested in new residential property, and the Ministry of Interior criteria expressly allow this to be spread across up to two housing units, which need not come from the same developer. The property must be sold for the first time by a development company, so resale does not qualify. Applicants must also show secured annual income from abroad of at least EUR 50,000, plus EUR 15,000 for a spouse and EUR 10,000 per minor child. Can I get a mortgage in Cyprus as a foreign buyer?
Cypriot banks can lend to foreign buyers, but the binding limits come from the Central Bank of Cyprus, which caps loan-to-value at 80% where the loan finances the borrower's primary permanent residence and 70% for any other property - so a holiday home or investment purchase sits in the 70% bucket regardless of nationality. Debt-service-to-income is capped at 80% of net disposable income, or 65% for foreign-currency loans. Individual banks are stricter: some published mortgage products are offered only to permanent residents of Cyprus. What are the annual running costs of owning an apartment in Larnaca?
Owners in Cyprus pay communal fees to the building's management committee, plus local authority charges and their own utilities. The annual national immovable property tax was abolished from 1 January 2017, leaving municipal property tax and a sewerage board charge - both assessed on property value and set individually by each municipality and sewerage board - plus refuse collection. Communal fees are a statutory obligation under the Immovable Property Law Cap. 224, apportioned between units by relative size including verandas, covering shared lighting, cleaning, lifts, insurance and maintenance. Can I rent out my Cyprus apartment on Airbnb or short-term?
You can let short-term, but only if the apartment is registered in the Register of Self-Service Accommodation kept by the Deputy Ministry of Tourism under Law 34(I)/2019. The registration number must appear in every advertisement, licences run three years, and letting without one is a criminal offence carrying up to a year's imprisonment, a EUR 5,000 fine and EUR 200 for each continuing day. Registration also changes your tax position: registered short-letting is generally treated as business income, losing the 20% deemed-expense deduction and bringing 9% VAT once turnover exceeds EUR 15,600. Check your building's regulations too, and take Cyprus tax advice first.
Do I need to be in Cyprus to sign and complete the purchase?
No - an overseas buyer can complete a Cyprus purchase through a power of attorney given to a Cyprus lawyer, who signs the contract, deposits it at the Land Registry, applies for any Cap. 109 permit and attends the transfer. A power of attorney signed abroad must be executed before a notary public and then apostilled under the 1961 Hague Convention, or alternatively signed at a Cyprus consulate, and must be certified in line with the Certifying Officers Law Cap. 39 before the Lands Office will accept it. What happens if I find defects after handover - is there a warranty?
Cyprus has no statutory new-build warranty and no decennial structural guarantee - the widely repeated "ten-year structural guarantee" has no basis in Cyprus law. A developer's liability for defects is contractual, supported by the duty of reasonable skill and care implied by Contract Law Cap. 149 and by negligence under the Civil Wrongs Law Cap. 148. Under the Limitation of Actions Law 66(I)/2012, contract claims run six years and negligence claims three, generally from when damage occurs rather than when you discover it. EU consumer guarantee rules do not cover dwellings. Get the defects liability period written into your contract and commission an independent snagging inspection before accepting the keys.
How energy efficient are new-build apartments in Cyprus?
Every new building in Cyprus has had to be a nearly zero energy building since 1 January 2021, and must achieve energy class A while covering at least 25% of its primary energy consumption from renewable sources. Under the Regulation of the Energy Performance of Buildings Law 142(I)/2006, an Energy Performance Certificate must be issued for buildings under construction and whenever a property is sold or rented. It is valid for ten years, can only be issued by a Qualified Expert registered with the Energy Service, and the energy class must be stated in sale and rental advertising.
